Thank you for your review and I am sorry you feel like that. -We worked together 3 + years & one scheduling error. I am sorry about that shouldn’t have happened. Forget the street name but booked a showing for 5 XYZ st instead of 7 XYZ st -The weekend you got the house we wanted to make offers on 3 homes all in different towns. We ended up making 2 offers keeping in mind 2 seller deadlines & multiple bids in both cases Time was tight & added to that your office work & the kids. - My approach is data driven approach for market analysis. I give a range to my buyers & we decide a strategy. A high number with contingencies or a lower number cleaner offer. These 2 options were discussed. In this case we were in a multiple offer scenario with 3 offers & we waived contingencies went with a lower number. The seller picked our offer even though it was the lowest because it had no contingencies. -We discussed based on my experiences while negotiating these deals how many I had lost at the best and final stage & how some clients felt in hindsight. We decided not to renegotiate the counter offer. -During the walkthrough we had some concerns with the furnace . We knew going in that the furnace was old would have to be replaced in the near future. We had a no contingency offer. All concerns were discussed and the question was were you willing to walkaway from the house for a few hundred dollars. I recommended not going for renegotiating for a few hundred dollars as it was an unconditional offer & that would risk losing the house. The combination of persistence, research, and taking a bold approach clearly paid off. Scoring a home in a neighborhood you love, and knowing a similar one nearby sold for a higher price per square foot, is definitely a win.
